style="color:#000000;font-size:12.5pt;font-family:宋体;mso-fareast-font-family:宋体;mso-bidi-font-family:宋体;font-weight:normal;">  (三)由物业管理区域内全体业主共有的共用部位和共用设施设备,包括围墙、池井、照明设施、共用设施设备使用的房屋、物业管理用房等。</span></p> <p class="Normal" style="text-align:left;line-height:22.0pt;margin-right:0.0pt;direction: ltr;"><span style="color:#000000;font-size:12.5pt;font-family:宋体;mso-fareast-font-family:宋体;mso-bidi-font-family:宋体;font-weight:normal;"> 第三章 物业的使用</span></p> <p class="Normal" style="text-align:left;line-height:22.0pt;margin-right:0.0pt;direction: ltr;"><span style="color:#000000;font-size:12.5pt;font-family:宋体;mso-fareast-font-family:宋体;mso-bidi-font-family:宋体;font-weight:normal;"> 第五条 业主对物业的专有部分享有占有、使用、收益和处分的权利,但不得妨碍其他业主正常使用物业。</span></p> <p class="Normal" style="text-align:left;line-height:22.0pt;margin-right:0.0pt;direction: ltr;"><span style="color:#000000;font-size:12.5pt;font-family:宋体;mso-fareast-font-family:宋体;mso-bidi-font-family:宋体;font-weight:normal;"> 第六条 业主应遵守法律、法规的规定,按照有利于物业使用、安全、整洁以及公平合理、不损害公共利益和他人利益的原则,在供电、供水、供热、供气、排水、通行、通风、采光、装饰装修、环境卫生、环境保护等方面妥善处理与相邻业主的关系。</span></p> <p class="Normal" style="text-align:left;line-height:22.0pt;margin-right:0.0pt;direction: ltr;"><span style="color:#000000;font-size:12.5pt;font-family:宋体;mso-fareast-font-family:宋体;mso-bidi-font-family:宋体;font-weight:normal;"> 第七条 业主应按设计用途使用物业。因特殊情况需要改变物业设计用途的,业主应在征得相邻业主书面同意后,报有关行政主管部门批准,并告知物业管理企业。</span></p> <p class="Normal" style="text-align:left;line-height:22.0pt;margin-right:0.0pt;direction: ltr;"><span style="color:#000000;font-size:12.5pt;font-family:宋体;mso-fareast-font-family:宋体;mso-bidi-font-family:宋体;font-weight:normal;"> 第八条 业主或物业使用人对自用部分进行装饰、装修,应当向物业管理企业登记,并与其签订装饰装修管理服务协议。</span></p> <p class="Normal" style="text-align:left;line-height:22.0pt;margin-right:0.0pt;direction: ltr;"><span style="color:#000000;font-size:12.5pt;font-family:宋体;mso-fareast-font-family:宋体;mso-bidi-font-family:宋体;font-weight:normal;">  业主应按装饰装修管理服务协议的约定从事装饰装修行为,遵守装饰装修的注意事项,不得从事装饰装修的禁止行为。</span></p> <p class="Normal" style="text-align:left;line-height:22.0pt;margin-right:0.0pt;direction: ltr;"><span style="color:#000000;font-size:12.5pt;font-family:宋体;mso-fareast-font-family:宋体;mso-bidi-font-family:宋体;font-weight:normal;"> 第九条 业主应在指定地点放置装饰装修材料及装修垃圾,不得擅自占用物业共用部位和公共场所。</span></p> <p class="Normal" style="color:#000000;font-size:12.5pt;font-family:宋体;mso-fareast-font-family:宋体;mso-bidi-font-family:宋体;font-weight:normal;"> 第十二条 业主应按设计预留的位置安装空调,未预留设计位置的,应按物业管理企业指定的位置安装,并按要求做好噪音及冷凝水的处理。</span></p> <p class="Normal" style="text-align:left;line-height:22.0pt;margin-right:0.0pt;direction: ltr;"><span style="color:#000000;font-size:12.5pt;font-family:宋体;mso-fareast-font-family:宋体;mso-bidi-font-family:宋体;font-weight:normal;"> 第十三条 业主及物业使用人使用电梯,应遵守本物业管理区域的电梯使用管理规定。</span></p> <p class="Normal" style="text-align:left;line-height:22.0pt;margin-right:0.0pt;direction: ltr;"><span style="color:#000000;font-size:12.5pt;font-family:宋体;mso-fareast-font-family:宋体;mso-bidi-font-family:宋体;font-weight:normal;"> 第十四条 在物业管理区域内行驶和停放车辆,应遵守本物业管理区域的车辆行驶和停车规则。</span></p> <p class="Normal" style="text-align:left;line-height:22.0pt;margin-right:0.0pt;direction: ltr;"><span style="color:#000000;font-size:12.5pt;font-family:宋体;mso-fareast-font-family:宋体;mso-bidi-font-family:宋体;font-weight:normal;"> 第十五条 本物业管理区域内禁止下列行为:</span></p> <p class="Normal" style="text-align:left;line-height:22.0pt;margin-right:0.0pt;direction: ltr;"><span style="color:#000000;font-size:12.5pt;font-family:宋体;mso-fareast-font-family:宋体;mso-bidi-font-family:宋体;font-weight:normal;">  (一)损坏房屋承重结构、主体结构,破坏房屋外貌,擅自改变房屋设计用途;</span></p> <p class="Normal" style="text-align:left;line-height:22.0pt;margin-right:0.0pt;direction: ltr;"><span style="color:#000000;font-size:12.5pt;font-family:宋体;mso-fareast-font-family:宋体;mso-bidi-font-family:宋体;font-weight:normal;">  (二)占用或损坏物业共用部位、共用设施设备及相关场地,擅自移动物业共用设施设备;</span></p> <p class="Normal" style="text-align:left;line-height:22.0pt;margin-right:0.0pt;direction: ltr;"><span style="color:#000000;font-size:12.5pt;font-family:宋体;mso-fareast-font-family:宋体;mso-bidi-font-family:宋体;font-weight:normal;">  (三)违章搭建、私设摊点;</span></p> <p class="Normal" style="text-align:left;line-height:22.0pt;margin-right:0.0pt;direction: ltr;"><span style="color:#000000;font-size:12.5pt;font-family:宋体;mso-fareast-font-family:宋体;mso-bidi-font-family:宋体;font-weight:normal;">  (四)在非指定位置倾倒或抛弃垃圾、杂物;</span></p> <p class="Normal" style="text-align:left;line-height:22.0pt;margin-right:0.0pt;direction: ltr;"><span style="color:#000000;font-size:12.5pt;font-family:宋体;mso-fareast-font-family:宋体;mso-bidi-font-family:宋体;font-weight:normal;">  (五)违反有关规定堆放易燃、易爆、剧毒、放射性物品,排放有毒有害物质,发出超标噪声;</span></p> <p class="Normal" style="text-align:left;line-height:22.0pt;margin-right:0.0pt;direction: ltr;"><span style="color:#000000;font-size:12.5pt;font-family:宋体;mso-fareast-font-family:宋体;mso-bidi-font-family:宋体;font-weight:normal;">  (六)擅自在物业共用部位和相关场所悬挂、张贴、涂改、刻画;</span></p> <p class="Normal" style="text-align:left;line-height:22.0pt;margin-right:0.0pt;direction: ltr;"><span style="color:#000000;font-size:12.5pt;font-family:宋体;mso-fareast-font-family:宋体;mso-bidi-font-family:宋体;font-weight:normal;">  (七)利用物业从事危害公共利益和侵害他人合法权益的活动;</span></p> <p class="Normal" style="text-align:left;line-height:22.0pt;margin-right:0.0pt;direction: ltr;"><span style="color:#000000;font-size:12.5pt;font-family:宋体;mso-fareast-font-family:宋体;mso-bidi-font-family:宋体;font-weight:normal;">  (八</span><span 单个业主不得以不满意物业管理服务为由拒交物业服务费用(物业服务资金)。因物业管理企业不履行职责造成单个业主损失的,业主可以个人身份要求物业管理企业赔偿。</span></p> <p class="Normal" style="text-align:left;line-height:22.0pt;margin-right:0.0pt;direction: ltr;"><span
