(一)装饰装修房屋应当遵守国家、本市的相关规定以及本规约约定,遵守装饰装修的注意事项,不从事破坏房屋承重结构等装饰装修的禁止行为;</span></p> <p class="Normal" style="text-align:left;line-height:22.0pt;margin-right:0.0pt;direction: ltr;"><span style="color:#000000;font-size:12.5pt;font-family:宋体;mso-fareast-font-family:宋体;mso-bidi-font-family:宋体;font-weight:normal;">  (二)装饰装修房屋前,应当事先告知物业服务企业,并会同装饰装修单位与物业服务企业签订住宅装饰装修管理协议。</span></p> <p class="Normal" style="text-align:left;line-height:22.0pt;margin-right:0.0pt;direction: ltr;"><span style="color:#000000;font-size:12.5pt;font-family:宋体;mso-fareast-font-family:宋体;mso-bidi-font-family:宋体;font-weight:normal;">  (三)如实填写《房屋装饰装修(零星施工)登记备案表》,随附房地产权证、业主身份证复印件,交至物业服务企业(小区管理处);属于使用人装饰装修的,还需另附租赁合同、使用人身份证复印件和业主授权文书。同时,积极配合物业服务企业办理施工单位和施工人员的出入凭证,积极配合物业服务企业对出入小区施工工具、装饰装修材料的查验记载。</span></p> <p class="Normal" style="text-align:left;line-height:22.0pt;margin-right:0.0pt;direction: ltr;"><span style="color:#000000;font-size:12.5pt;font-family:宋体;mso-fareast-font-family:宋体;mso-bidi-font-family:宋体;font-weight:normal;">  (四)在装饰装修房屋期间,配合物业服务企业对装饰装修房屋情况的现场巡查;</span></p> <p class="Normal" (七)合理使用水、电、气等共用设施设备,不擅自移装、拆改;业主、使用人在装修住宅中,应预留共用设备的检修孔,方便共用设备的维修;</span></p> <p class="Normal" style="text-align:left;line-height:22.0pt;margin-right:0.0pt;direction: ltr;"><span style="color:#000000;font-size:12.5pt;font-family:宋体;mso-fareast-font-family:宋体;mso-bidi-font-family:宋体;font-weight:normal;">  (八)因装饰装修房屋影响物业共有部分、共用设施设备的安全使用以及侵害相邻业主合法权益的,应及时恢复原状并承担相应的赔偿责任;</span></p> style="color:#000000;font-size:12.5pt;font-family:宋体;mso-fareast-font-family:宋体;mso-bidi-font-family:宋体;font-weight:normal;">  电梯故障或存在安全使用风险,经质量技术监督部门和特种设备检测检验机构检测,需要进行安全评估和修理、改造、更新并由检验机构或质量技术监督部门发出整改通知的,由全体业主或部分共有业主委托有资质的专业单位实施安全评估和修理、改造、更新,相关费用由全体业主或部分共有业主共同承担,所需经费可按相关规定在住宅专项维修资金中列支,也可由全体业主或部分共有业主自行筹集。</span></p> <p (三)因维修物业或者公共利益,确需临时占用、挖掘道路、场地的,须向业主委员会和物业服务企业提出书面申请,业主委员会和物业服务企业应在接到申请之日起   日内作出是否同意的书面决定;逾期不作出决定的,视为同意。业主、使用人临时占用、挖掘道路、场地的,须在约定的时间内恢复原状;造成损失的,应当赔偿。</span></p> <p class="Normal" (四)物业在使用中存在安全隐患,已经或者即将危及公共利益及他人利益的,责任人应当及时应急维修;责任人不履行或者无法履行应急维修义务,且需进入物业内部应急维修的,授权物业服务企业可在公安机关或者居委会到场见证下实施应急维修,维修中发生的费用由责任人承担。</span></p> <p class="Normal" (五)建设单位应按国家规定的保修期限和保修范围承担物业的保修责任。在保修期内出现的质量问题由建设单位在约定时限内解决。建设单位拒绝修复或者拖延修复等未按规定承担保修责任的,业主、使用人向建设行政管理部门投诉,也可以按照物业保修金使用的相关规定进行修复。</span></p> <p class="Normal" style="color:#000000;font-size:12.5pt;font-family:宋体;mso-fareast-font-family:宋体;mso-bidi-font-family:宋体;font-weight:normal;">  业主大会依法选聘、解聘物业服务企业的,须经专有部分占建筑物总面积过半数的业主且占总人数过半数的业主同意。</span></p> <p
